The Havens at Sand Creek Ranch

The Havens is making the price of peace (accompanied by visual privacy, elbow room, open space and rural permanence) affordable for the rest of us. The ranch represents a fundamentally new approach to owning rural land along the east slope of the Bighorns. We are making it possible for the 99% to join the 1% and live in country that will always stay country. Without settling for a rural suburb where a wonderful, productive ranch or farm used to be.


88% of the family lands that originally comprised The Havens have been permanently preserved. 12% of Sand Creek has been set aside for residential use. Ground-breaking, meticulous master-planning has created a feeling here that home-site owners live on their own 800-acre ranch. Not in a rural suburb where a ranch or a farm used to be. The home-site layout within each neighborhood is designed to replicate the feel of living at the headquarters of one of the remaining large ranches of Wyoming and Montana. You'll have plenty of time to enjoy Sand Creek and the West around us. Because you won’t be preoccupied by the headaches and work that typically go with keeping up a conventional multi-acre ranchette.

As of August, 2022, a third of our innovative “Ranch Interests” had been sold. (“Ranch Interest” is the term we coined to describe our homesites plus the unique bundle of additional real property rights in the whole ranch that come with the parcels.) On September 19, 2022 our conservation developer reacquired 100% ownership of all 737 acres held by the Ag Lands at Sand Creek Ranch LLC. This acquisition assures full and permanent compatibility going forward among the agricultural, residential, and recreational land uses within the ranch.

As of October, 2022, two spec homes are under construction at the ranch. One is in the Tributary Creek Neighborhood and the other is at Capture Bend. Both should be available for purchase by late winter or early spring 2023. Additional spec homes are expected to start construction in 2023. Some of our current owners have now moved into the planning phase for custom homes of their own at the ranch.
